New Creative Office and Retail in the Arts District
Located in the very heart of DTLA’s Arts District, Fourth & Traction is the former Coca Cola production plant building in the early 1900s. Today its undergoing a redevelopment that includes creative office use and ground floor retail, along with a new-building parking structure.
Creative Office and Retail in DTLA
Beginning in 2012, Industry Partners teamed up with Rising Realty Partners to reposition the historic PacMutual Building in DTLA to a creative office campus with ground floor retail. Built from 1908 to 1926, PacMutual is absolutely stunning inside and out. Between a comprehensive PR push, smart marketing materials, a “hands-on” approach to selective demolitions, construction of spec suites, and leveraging Industry’s relationships with non-traditional tenants and their brokers, the building has gone from 60% leased to over 90% and rents are on par with “Class A” DTLA high rises. The end result is DTLA’s most successful creative office project that is leading the DTLA creative market. Most notable tenants include online fashion brand Nasty Gal, architecture firm NBBJ, visual effects firm Magnopus, Tender Greens, and Le Pain Quotidien.
PacMutual was first purchased by Rising Realty Partners in 2012 for $60 million. In early September 2015, PacMutual sold for $200 million.
Creative Space in Sierra Madre Village
Collaborating with RedCar Properties LTD, Industry Partners worked on the repositioning of Carter Yard to creative office and retail space. Built in 1965 and formerly the site of a lumber yard, Carter Yard is home to a community of local artisans and creative businesses. Just steps from Carter Yard is Sierra Madre Village with its range of cafes, shops and restaurants, including the classic brew pub Lucky Baldwins.

Industry Partners worked with the art duo Herakut to produce a new mural in the rooftop deck of 631 Wilshire Blvd in Santa Monica. In this alternate cut of the film, we get an overarching view of Herakut’s work at the creative office and retail building in Downtown Santa Monica.

Industry Partners worked with the art duo Herakut to produce a new mural in the rooftop deck of 631 Wilshire Blvd in Santa Monica. In this the film, Herakut gives us a glimpse of what their inspiration was for the piece with words from iconic Spanish cellist and conductor Pablo Casals.
Creative Office and Retail on Lincoln at Rose
In this video, owner BLVD Partners showcases 316-326 Lincoln Blvd and it’s ideal proximity to Venice’s Rose Avenue, as well as Abbot Kinney, the beach and Santa Monica. The site is undergoing some exciting renovations that will result in a redeveloped building with creative office and urban retail.
Mural Work by CYRCLE at 10301-10395 Jefferson Blvd
As part of Industry Partners’ on-going collaboration with LeBasse Projects, artist Cyrcle was invited to create five new murals at the Lionstone Group’s 10301-10395 W. Jefferson In Culver City. This video captures the process and product of Cyrcle’s extraordinary work at the property.
Mural Work by VHILS in DTLA's Chinatown
As part of Industry Partners’ on-going Contrast Series with LeBasse Projects, internationally recognized artist VHILS (Alexandre Farto) created two murals on historical industrial buildings in DTLA’s Chinatown neighborhood. Located at 759 North Spring Street, the murals reflect the area’s rich and diverse history.
An Evening with Macallan Scotch at Lantana Campus
Industry Partners invited a group of LA’s top brokers to an evening detailing some of the Lantana Campus’ future, accompanied by a scotch tasting led by an expert with Macallan.
A Flyover Tour of Lantana Campus in Santa Monica's Media District
Since 2010, Industry Partners has led the leasing efforts at Santa Monica’s Lantana Campus, while also guiding the campus’ progressive creative updates to interiors and the exterior. Working with owner Jamestown, Industry Partners produced this campus fly over to capture to cohesiveness of Lantana and place it in context to Santa Monica’s Media District, nearby Bergamot Station and Phase II of the Metro Expo Line, opening in early 2016.
Kastner & Partners' New Space + Murals by Herakut and David Flores
Industry Partners worked with building owner Pacshore Partners to give the building greater identity and to better shape the interior for new tenant and advertising firm Kastner & Partners. As part of Industry Partners’ Contract Series with LeBasse Projects, muralists Herakut and David Flores created unique pieces for two surfaces at 5340 Alla Rd. Herakut’s ‘Striving for Truth’ was named one of LA’s 10 Best LA Street Art Murals of 2014 by LA Weekly. This video shows the creating of the murals threaded with the stunning interior work for Kastner and Partners’ new office.
Bow Truss Creative Space for Illumination Entertainment
2230 Broadway is a classic bow truss industrial building in Santa Monica, converted into a brilliant and remarkable creative office. Working with RAC Design Building, Industry Partners executed a comprehensive rehabilitation of the existing structure and integration of features ideal for a creative tenant. The project work included the construction of a jewel box conference room, polished concrete flooring, installation of a mezzanine, editing bays, and an outdoor patio area.
Jumpstarting a Nondescript Industrial Office Park
Working with then owner the Lionstone Group, Industry Partners led a multi-phase effort to completely convert this former warehouse/office park into a true creative campus. Industry and RAC Design Build planned several projects to occur simultaneously: reorganizing the main entries, improving internal circulation, raising ceiling heights and performing tenant mix studies. Site work also included private suite gardens carved out of over-watered landscape berms and canopy trees in a permeable paved parking lot.
Complete Repositioning of a Historic Downtown Building into an Urban Creative Campus
Working with then owner Rising Realty Partners, Industry Partners led the positioning of the historic PacMutual Building into an urban creative office campus. Built from 1908 to 1926, the three-building campus is an LA architectural gem. Serving as a design reference, our DTLA office at PacMutual underwent an impressive transformation that ripped away 1980s era ceiling tiles and drywall, to uncover windows, board form concrete, and brick walls. RAC Design Building designed, constructed and installed the space’s various custom design details including sliding walnut doors, a kitchenette and Venetian plaster walls. PacMutual now houses a range of tenants that include fashion powerhouse Nasty Gal and the LA Conservancy.
Warehouse to Office for Framestore
In 2012, Industry Partners led the creative conversion of this former dry cleaning and prop rental warehouse next to the Metro Expo Line in Culver City. With RAC Design Build heading up design and construction, the building quickly underwent an impressive transformation. The building’s visual centerpiece is a central tower that serves as a conference room and lookout. The building is home to visual effects house Framestore and featured in the November 2013 issue of Interior Design Magazine.
Located at Santa Monica’s Bergamot Station Art Center, Lionstone’s 2415 Michigan Avenue has gone through a creative office conversion, carefully thought out and executed by RAC Design Build. This video focuses on some of the space specific enhancements of the building, including the design and installation of a beautiful swivel door.
