The Deal

Industry Partners had to educate the guys at Open Road, a start-up company, on the West Los Angeles (West LA) office market through a series of tours spanning Santa Monica, Brentwood, and West LA. Due to the attractive penthouse space and exceptional concession package, we settled on 12301 Wilshire and were able to secure a long-term lease which met all of the clients' needs.

Insights

The credit-worthiness of the client provided significant negotiation leverage during the transaction. Leverage, coupled with the high vacancy at the building enabled us to build out a really cool functional space where the company could grow over time and continue to have a comfortable work space.
