The Deal

Although Hungry Man wasn’t actively looking to relocate, Industry continually keeps clients’ interests in mind and brought the Blackwelder creative campus opportunity to their attention. It afforded this New York-centric production company a chance to design a Los Angeles space from the ground up, with exceptional outdoor areas, prominent identification within the campus and first choice of 25 buildings.

Insights

This relationship began over a decade ago with 1,500SF of move-in-ready creative space and a short-term lease in the Santa Monica Media District. When Hungry Man was ready to expand into 5,000SF, Industry found them a second space; a great below-market deal as well as a sub-tenant, so they could move out early. When headquarters shifted from New York to Los Angeles, Hungry Man recognized that Blackwelder offered a dedicated building with its own personality, a chance to be part of the “new” Los Angeles, with Expo Line service and the perfect opportunity to put a strong creative stamp on the West Coast. The long-standing relationship with Industry Partners, not just in real estate but in supporting business growth, was the sole reason this unique, specialized expansion became possible.
