The Deal

With 18 months left on their existing lease, Zoo engaged Industry Partners to 1) find alternative space 2) determine if and how they could renew and make their existing space work 3) evaluate various markets for viability from Culver City to El Segundo. After an exhaustive process, renewing in Zoo's current facility became the clear economic choice as well as providing the best aesthetic and least interruption to their business. 

Insights

During our due diligence period, we learned that the adjacent tenant in Zoo's building was in the process of downsizing approximately the same amount of square footage that satisfied our growth requirements. We simultaneously began negotiations on ours and the adjacent spaces including a complete build-out of the new expansion space and Tenant Improvement upgrades throughout the renewal portion.
